building at 50 King Street

Any thoughts on this building? How about quality of construction (noticed some water damage on one of the ceilings and some minor wall cracks). What about neighborhood for kids (far from nearest grocery store but close to prime soho and w village)

I know a young family in the building, and know the neighborhood quite well. There are corner delis for milk, staples, etc. but I imagine Fresh Direct could be a real time saver. It is also a quick walk to Bleecker Street for Murray's, Amy's Bread, etc. There are two playgrounds within walking distance, that I know of. Tons of families with young kids in the area. The traffic down Varick towards the Holland Tunnel is a major pita, but not much west of Varick, except for a great drug store...Kings Pharmacy...like a suburban CVS.
