News all over about Zillow projecting that home prices will drop even further for the rest of 2011. This is from the same people that have my address (and probably your, too) twice. One version of my address has my home value at $2.4 million dollars. The other version has my address valued at $990K. The addresses are identical, not a digit different between them. Same square footage, same location picture/map. Is there an alternate Zillow universe? One where the bubble didn't break? Try it yourself. Type in your address, click on the first (under "Showing") and the second listings (second listing under "Were you looking for"). I wonder about their projections, valuations, etc., if they can't even get a simple listing right. Happens for about half the addresses that I put in. Completely different $$$ [less]
Maybe its that same universe that Kirk and Spock went to, where there was a "bad" Spock w/ a goatee...
@needsadvice: David Beitel, CTO of Zillow, here. Can you send me an email with the address of the property you are seeing duplicate information on Zillow. My email is davebei at zillow dot com. With over 100 million properties in our database, we work hard to prevent this, but occasionally it happens. We use many home attributes in our valuation models, so there is likely some internal or secondary information we have on these properties that is causing the Zestimate difference. Of course, in this case, if it is the same property, we want to remove the duplicate entry.
But which entry will you remove? LOL.
David - wanted to ask you. How do your systems handle undervaluing or overvaluing land value in your valuations? Is it just a size of the lot thing?
@DAVE:
Here is a sample, using a different address. http://www.zillow.com/homes/152-w-58th-st-2a-10019_rb/
There are also apparently 6 buildings at this address;http://www.zillow.com/homes/100-w-58th-st-10019_rb/
The problem seems to be in the address clarification function of the program. It has trouble with recently sold properties.
A recently sold (according to streeteasy) with no estimate; http://www.zillow.com/homedetails/33-Greenwich-Ave-APT-10E-New-York-NY-10014/2129553356_zpid/#{scid=hdp-site-map-bubble-address}
How does it affect Zillow projections and reports if the value of a property goes to Zero (no zestimate) when it's sold? How does it affect data if a single address has 6 buildings listed there, with different property values, apartments, etc.?
(Had to break up my post to get past the spam blocker, here's the rest of it)
Here's another sold in the building (it's older, so it's showing the 2 address options) http://www.zillow.com/homes/33-greenwich-3L-nyc_rb/
It seems that a sold property interacts badly with the address correction, especially if an incomplete address is used (without avenue or street or whatever). To duplicate; input an incomplete address of a property that sold a few months ago, or over a year ago.
That's okay, Trulia's site is a thousand times worse.
Nice try, needsadvice, aka realtwhore, but where it says "6 matching" or "4 matching," that is the number of units listed in that building, not the number of buildings at that address. Check it yourself - find out how many apartments are listed at that address, not how many buildings are there.
In fact, I've used Zillow to look at properties in Florida & I think it's the best, and most transparent system out there, by far. A comparison of the Zestimate with the actual assessed value of the property - not the sometimes ridiculous asking prices - proves it to be so.
