Discussion about

Does anyone know why 9EF sold for such a discount to 8EF? $1.675MM vs. $1.9MM. Floorplan looks identical, both look pretty well renovated. I am a bit confused. General thoughts on the building also welcome, there's a couple listings there we might consider. Thank you.

1)kitchens and bathrooms
at least to me, 8 looks much nicer all around

2) climate
though only 2 months apart,market heated up a little bit Jan/Feb/Mar(assumed in contract) for an April closing. Sept/Oct/Nov was pretty cold.

The floorplans were not identical- 8EF has a bigger kitchen with a built-in banquette area instead of a dining L. It has three redone bathrooms as compared to 9EF, which has one amazing bath but two that needed some renovations.

IMHO 8EF bit the bullet and did a very complete redo of the original layouts of the apartment whereas 9EF just sort of made do.

8EF made a very large master with walk-in closets (rather than the 9EF wasted space of the original entry, etc. etc.) moved the whole kitchen forward towards the windows (getting rid of the dining alcove, but incorporating dining into the living room, which might not work for everyone). Then, recaptured a lot of space and used for 3rd bedroom and small "play" area.
