building at 425 West End Avenue (5B and 6B)

Discussion about 425 West End Avenue in Upper West Side
6B's style choices are certainly suspect, but it's all cosmetic and easy to fix. A smoke smell is a turnoff and likely will drive away potential buyers before they even set foot in the place, but this too can be remedied (ripping up the wall-to-wall would be the first step).
It doesn't look as though 6B has much of a leg up over 5B with regards to view and light (though it's a bit hard to tell from the photos) so it shouldn't expect a premium for being on a 'higher' floor. That said, the $10K differential is not much of a difference when considering $1M+ properties.
All in all--if 5 shows better, it will likely steal prospective buyers from 6, even if both apartments are in the same general condition.
Oh, and if they're lucky, someone will want to buy them both and combine. Would make a cool duplex.
Oh--wait--sorry. I misread and misspoke. Thought 6B was priced higher than 5B. Either way, depending on condition, they're probably not that far apart in value.
By the way and slightly off-topic--it's ridiculous that the 6B listing a) doesn't even have a floor plan posted yet (if they had time to take pix, they had time to measure and post a floor plan) and b) doesn't link directly to the listing. I can't even FIND that damn listing on their website. Not exactly a great way to try to sell an apartment.
Harrumph. When you click the "Additional Details at www.heddingsproperty.com" link for 6B, you just go to Heddings' home page -not to a page about this listing. To see this place you'd have to register. No thanks.
