I saw this. It does make sense that luxury Greenwich would either be a proxy for high-end Manhattan, or a complement.

Fewer buyers for Greenwich would likely mean fewer buyers for Manhattan, although I'm sure there is a cohort of Manh. buyers who don't go near Greenwich.

Those people over-built. Sort of like the hit so many early-20th-century estates near NYC took in the Depression and later. They'd get pennies on the dollar, the house would be razed, and the land subdivided. Can't easily subdivide in Greenwich, though, so have to wait for somebody who'll take on the nut these places require.
