This weekend ends the big spring re come back. Now we can evaluate the numbers and survey the market. I saw surging inventories of the most mediocre spaces this town has to offer. I saw optimistic pricing ,as if, the events of the last few years are but tiny specs in our rearview mirror. Much of my saved sales which I consider 'the picks of the litter' have sold at close to reasonable ask without any great seller sacrifice. The dreck sits on the market waiting for the door of the time machine to open, releasing rabid shoppers from 2006. If spring tells the tale, summer's going to be deader than a doorbell at an open house at (fill in the name of your least favorite over priced non-selling much hyped new building).

Yes, I pretty much agree. We're looking at different submarkets, but I have the same tale: the very best spaces (in terms of renovations or location) sold fast and I have to assume well (most hasn't closed yet.) The other stuff sits and sits. It seems as if the sellers were hoping for a full reflation, and for the nicest houses, they were close.
