is this a land lease building? why are the common charges so high in the bldg?

In Summary,
Big mortgage and the Coop does not have an interest in the commercial property.

Factoid- Just about everyone in NYC has lived in that building,as a renter, at one time or another. And this is only a slight exaggeration.
