Role of Live in Super

What is the role of live in super in a Condo? I understand in a rental, super will address any issues that comes up in the apartment. BUt as an owner, can you call building's super to fix minor stuff in the apartment?

A super may or may not be willing to "fix minor stuff in the apartment." It is customary to tip the super if s/he does help inside your unit. A leaky faucet, a switch that need replacing, etc. Most coops have very good relationships with their live in supers who willingly help. Of course there are exceptions. I find it also helps in receiving prompt assistance by tipping well at Christmas. I find the $150 I give my super (approx 150 unit building) is well worth the good will it generates. There are somethings the super will likely NOT do, though, such as replace a radiator valve (you'll need a plumber), change your windows if the seal is broken (he'll give you the name of a company that does that), install an airconditioner (again, he'll give you a referral).

Our co-op super will do just about anything, haven't called an outside plumber in 15 years. He also does full kitchen and bath renovations. I agree with kyle that tipping is imperative.
