needsadvice..IMO, your average Joe still doesn't really care. The only ones who are concerned are the first time buyers, the retirees and since real estate is local those relocating out of state say. Other than that it's sell.....low/buy low.....sell high/buy high. Most people just consider it a wash. The news media just gets annoying to people after awhile and they just change the channel.

I'm baffled that you can look at that graph and say "oh, we've been through this before". The biggest previous boom, coming out of the GREAT DEPRESSION, was a ~55% run up in prices, as compared to a ~90% run up in prices in the 90s/00s boom.
