Breaking Apt Lease, need advice

I am getting married and moving out of state with my future husband and he will be breaking his current lease. Is it legal for the landlord to state that I cannot advertise the apartment on the internet and refer interested individuals to the management office? Also, how are they to prove that they are advertising my apt in a effort to have it rented. This company is saying that he is able to break the lease for a 300 dollar fee as set forth in the lease, but they are very antagonistic about the process and I do not trust them.

I have an accepted offer on a condo purchase that came about this weekend. I didn't think the seller and I were going to have a deal, so I renewed my lease on Friday. The lease expires Sept. 30th. Can I walk in th office and tear up the new lease?
