Rents on the Rise Again http://online.wsj.com/article/SB10001424052702304259304576373861146311374.html?mod=googlenews_wsj Renters also are encountering something few have seen since the economic-boom days: bidding wars. Mount me.
Having failed to see the greatest selling opportunity in 2007 and/or having bought in 2008-2011 when we now clearly have data 2008 to 2011was a false bottom, the 'homeowers' of nyc are so sadly grasping at unicorn hair. Now rent will rise to $500psf making my $5000 psf purchase a bargain! A bargain I tell ya! FLMAOzzzzz.
No need to mount a dead horse.... Unless you are into that stuff. Ride On hol4, the paul revere of Sarah palin.
Don't forget the banking Shrinkage.... It coming, oh so so Fking coming. How many burger flippers will it take to replace an I banker.... Do you foolz think there is an unlimited tool that can afford $12k monthlies? FLMAOzzzzz. The final last gasps of the retarded. Let me get a pillow and make it more humane for you retards.
Dont forget June 30th... Last day for hong to get you the higher limit mortgages! Got an extra month from Patrick... 2 more fkinng months. Buy now or be priced out forever!!!!!!! I need a bigger pillow.
Hey, w67. Brother, can you spare $200? They jacked the rent up on my 2000 sq ft West Village loft 3.4% from $5800 to $6000 since the glory days of 2009. Whatever am I going to do against these sub-inflationary increases? I'd pay for it myself, but you don't want me dipping into the $300K of profits I've had since 2009 in the market in lieu of putting $500K into a a $2M alligator now do you?

not sure if anyone else is paying attention to what an arrogant cocksucker nada has become. west vilage? didn't know you enjoyed being cornholed big fella. what does the wife think? or is she just a fag hag?
the real money people i know own their apartments. they don't brag about saving 300k over the last three years----they made millions, paid for their property in cash and could do it again tomorrow.
you're a coupon clipper. and a closet fag sex in the city wannabe wv resident. congrats fella, well done.
ho14 vs. w67th.
How did I almost miss this?!
Ho has the lead.
w67th is formulating his response comments.
Whatever it is, I hope it's better than him accusing Riversider of hoarding hummus.
"Unicorn hair"?
That's a first.
Don't unicorns have a mane?
Goddamn hones, you are one dumb fuck even for a borker. I don't actually live there, I was talking hypothetically. Nevertheless, I'm sure that the guy who does just can't wait until the day he could join your ranks out in midtown east.
Hey w67th, I was reading the other day that most animals don't have the ability to project cognition: it isn't until the great apes (baboons, gorillas, and chimpanzees) where they can imagine putting themselves in others' shoes.
so many key words! what does it mean!!??
If they keep going up, rates keep going up and prices keep doing nothing, maybe some day purchasing will make sense. Our friends are buying something downtown at a 6% cap rate. Not terrible, although I am not sure if the rent is realistic...its just asking rent for similar size units in the same building.
"at a 6% cap rate."
imo, there are better deals.
we missed a 11.5% in Westchester not 2 months ago. 11.5 !!
there are desperate sellers out there. go get 'em.
>Hey w67th, I was reading the other day that most animals don't have the ability to project cognition: it isn't until the great apes (baboons, gorillas, and chimpanzees) where they can imagine putting themselves in others' shoes.
Yes, and which of those 3 are you?
Vintage65, what town in Westchester? Was the area/property upmarket, downmarket, or middling?
inonada, I thought only women are able to imagine putting themselves in others' shoes.
and cross-dressers
it was one of the major towns.
good demographics, mkt was sideways there...
an aging seller with plenty of gains, he just wanted out.
price chops translated to cap rates something like this...
7%, 8.5%, 10%, 11%, entered contract and closed near 11.5%
"anchor" tenant signed a 25 yr lease during reductions.
rather not disclose more details, you could outbid me on the next deal. ;)
Women excel at anything involving wearing shoes, Sunday.
Yeah give it to him nads. FLMAOzzzzz
'women excel......' LOL. Sunday/nads, my wife excels at anything :), ESP when she wears thigh high boots. Meow!
Vintage65..... Nice on 11.5%, but I've seen better in the last trough. Unless the anchor was aaa.... Funny I've haven't seen too many long term leases like that since the last major downturn. Maybe a sign of things to come. Ppl wanna lock up positions and the pendulum is swinging to tenants. That's great for ppl like me with $320psf cost basis, sucks for everyone else. Btw my rental rates are in the $150 psf range...... Any RE bulls wanna touch that math?
w67th: It rained today out at the beach.
When it clears later we get to see a beautiful rainbow.
Will alert you if we spot any unicorns.
>my wife excels at anything
including the number of people who have touched her.
Remember ... "of the thousands of people who have touched my wife"... but congratulations w67thstreet, of those thousands, she chose you.
w67th: Are the wife's boots thigh-high or over-the-knee-shiny black boots?
Whip included?
Whip is used to tame lions. Not apes.
Where's ho?
We want ho!
Mo ho, please!
Hones, now you have me nervous to post any WV anecdote lest i get branded a "closet fag sex in the city wannabe WV resident" (god, that cracks me up). But as usual, you are exactly right - its like a music clip to a Village People song down here - middle-aged dudes in all black leather and handle bar moustaches...everyone wearing chaps with the ass cut out etc etc...you certainly do know this city.
Anyway, I do rent a WV loft. I rented it in 2009 for $4100 (previous rent $5k). Just got my whopping inflation-tracking increase for next year to $4300.
Now, off to cornhole somebody......
5%'s a bit more than inflation, right? But no, not bad.
Hey I just noticed that Streeteasy is no longer powered by unicorns, rather Creme Brulee Doughnuts. Even better.
5% over two years is 2.4%
makes sense.
And considering 2009 was a dip down, and activity in nyc is much up, not bad.
individual / small landlord, or a more institutional landlord?
small landlord with multiple properties who does not consider that the market is so strong he can crank it like yesteryear....
Very funny wording, NYC10014.
FWIW, the latest CPI number has a 2-year increase of 5.47%.
In real terms a decrease! i like it
When i moved here, somebody told me that they could never live in WV because the thought of all the dudes' naked asses that would have touched the kitchen countertop in the 70's was enough to put them off.......!
Yeah, but only in the rentals. Because everybody knows rentals haven't been renovated since the 70's.
I've heard all the buzz in the WV is to leave the shithole that it is and move to midtown east, but no one wants to admit it. In addition to being a closet gay, do you secretly desire midtown east as well? After all, how do you feel complete without the 2nd Ave bus?
MidtownerVirgin, inonada is talking to you. You can explain to him that you live in Midtown East because it is close to your law firm on 3rd avenue where you are a senior paralegal.
Damn, you got me - i'm gonna be outed any day. My strategy is to talk real tough in a frat boy homophobic tone so no one will suspect.....eastern midtown is the new clinton.
our east midtown friend reminds me of that try hard psuedo jock in Animal House - remember the scene at sunset lookout in the car when Babs is trying to give him a handjob - "but its not hard yet...." "IT WILL BE, IT WILL BE"
Remember, MidtownerEast is a Virgin.
Yes, but did that jock wear Peoples sunglasses? I think not.
I certainly down own a pair of Oliver People's sunglasses.
There's my dyslexia at work.
se is now powered by Creme Brulee Doughnuts!
Saw a nice rainbow this weekend.
No unicorns.
I think the se editor is making fun of se posters.
