best return on building-improvement projects

We all know that upgrading kitchen is a good idea when renovating an individual unit. What projects work best for condo buildings? Would it be carpet replacement, lobby update, anything else? I personally would have loved to replace doors in the building with the ones that have better sound proofing... What are the best-maintained buildings on the UES/UWS and how did they get there?

Nothing beats improvement of common areas. Carpets are the cheapest.
