Discussion about
On market for 4 years. Overlooking 86th and park on the 2nd floor. Comp in building on 3rd floor but some windows face the back but sold for significantly less than current asking. Estate condition. Any thoughts on value. Curb appeal and possible resale in the future of such a loud corner??

When I see a long lingering listing, I wonder what's wrong with that place? IMO, the negatives are it's a 2nd floor on the corner of 86 st. Notice in the pics that the main windows are all curtained (or fortressed), so one must either live in the dark or have everyone looking in. Also, looks like a tight 2 bd. If one is hard of hearing, doesn't mind the dark & wants to live on PA, it could be a good buy. I agree that the buyer of this apt will probly encounter the same difficulties when selling. 3D sold for $973k & I think this one should be less due to the 2nd fl location. Also, gotta change that DR floor. Have you gone to see the place?

So, when it gets this stale you bring in another agent for $48,000 less and keep the origianl add going? Those panels that slide back and forth over the windows were quite prevalent in many a Lincoln Towers Apt back in the day. The tile floor is what really kills it. Imagine hiring a crew to remove that?

Yeah, the sliding panels with the fabric inserts are classic.

It's another one for posting to http://retrorenovation.com. It has everything, including that swag thing for the dining-area light, plus some only-in-NY stuff like the soot-covered area under the BR window.

That tile looks vinyl-ish, and might peel right up along with the wall-to-wall, revealing basketweave wood squares.

Good room sizes for that style of building, though.

Saw it a few brokers ago. Definitely needs a renovation. But It does have a good layout and location but I can't get past the price and the lack of re-sellability (not that that is in my immediate plans).

we saw it too a few years and brokers ago. smelled horribly like smoke- and agreed for the price and floor and reno required it was definitely steep.

Let's name that price: 3D sold for $973K & this place needs a reno. Buy at $775k & $125K in reno?

I saw it two years ago and it was a complete gut, kitchen, baths, floors, walls, nothing could stay. (I was shocked someone was living there) Old resident who will not drop the price. If she wants to sell it will clear at 800K.

probably everything needs to go including windows. My difficulty with the place is that it is on the 2nd floor on a busy corner. not a good investment but for the right price it might be worth it. What is that price?
