"investment opportunity" says the broker's descript. At $1626/sf occupied until May 2013....hardly an investment opportunity in my book
He also states it is the last project of Philip Johnson. Is Mr. Johnson dead? Or did the broker mean latest project?
Philip Johnson died a few years ago.
not that it really matters, but i thought this one was the last. i recall some sick humor about the building listing on SE some time ago.

The "investment opportunity" goes something like this. The monthly carry on this place at the ask is over $15K per month. The "opportunity" is that you can buy it and lose a few thousand per month against the (likely) rent for 2 years, and then you can sell it at a loss or re-rent for even less.
Isn't this the building acrosss the street from the planned sanitation truck station?
Anyway of course it an investment opportunity. You take a 5/1 ARM that will cost you like 5/6K a month. THen flip it in 4 years and make 20% as well. oh wait, that was 2004.

You know, real estate was that occupation so many could fall on or jump on when they just couldn't succeed in their original profession.
