I"m confused. The PHA is $725k and it' s nothing more than a standard apt with a terrace. Totally overpriced.

Dylan - I invite you to come over and tour PHA before posting about it. It is actually priced at $580 per sqft which is actually below the neighborhood average. Furthermore, it is not a standard apartment - it's a DUPLEX with 2 bedrooms/2baths, immense double height ceiling in the living room, and a terrace with views! Why is the terrace accesible only from the upper-level bedroom? That just seems crazy crazy crazy.

The developers should have hired an architect.

I looked at this place this past weekend. We'll just skip the fact that the agent was like 20 min late for the open house, and go right to the fact that is place is definitely overpriced. I don't care what the per sq/ft price is.... the workmanship and design are so below par. The only apartment even close being acceptable is PH, and as the previous commenter states, it is NOT a penthouse. For 725K you could get so much more. Just look next door at 180 Woodpoint. Look, Inikolic, we know the building sold recently for a fire-sale, so we know there isn't much margin in these places, but come on. All the apartments are SO small. It's really time these developers started respecting their buyers.... okay....I know....that's never gonna happen.
