You can buy 20k developable land for $5mm. At $5mm. Price point, you'd be better off letting me get you in touch with these developers and getting a 2k foot carve out and upside on the project.

IMO, no. The pricing seems very pre-bubble pop. Also, beautiful reno, but seems incongruous to Allen St. The apt interior is lux, but the area is gritty; feels like a disconnect to me.
