Received an email from a banker (unsolicited) fora refi. 5/1 ARM at 3.125% 7/1 ARM at 3.875%
70/30.
seems high.
I just got offered
3/1 ARM 3.125%
5/1 ARM 3.375%
7/1 ARM 4.0%
30yr fix 5.0%

Any good mortgage brokers (of bankers) the SE regulars can recommend? I am thinking about leveraging the household a bit more and would love some referrals. Sunny Hong looks like a straight shooter and an honest businessman. Are there any others people here would vouch for?
Also, any insights on the APY step function as one goes from 417k (old conforming limit), 625k (upcoming conforming limit) and 729k (current conforming limit). How much more does one pay by increasing the loan amount above these thresholds.
(Assuming 80/20 LTV on a condo; mostly interested in 5/1 and 7/1 ARMs)
My current JUMBO IO 7/1 ARM is around 5. something-something %. I was considering a refinance last year to a fixed 30yr for around 5.8 something percent with BofA but after the rude remarks and treatment from them, I decided to stop my plans. Glad I did. The rates are even lower now.
Trying to decide on:
1. Keep current rate which resets in 4 yrs.
2. Refi to 30yr fix.
Giving me a headache....
