HI everyone, can you give me your thoughts on this apartment. Is it bad to be part of a small building? I am interested in buying a 2Br in NY. I would like to rent it out and maybe let my kids use it when they will be older (12 years down the road). I love the area (I used to live on 93rd) but is it a mistake? Many thanks.
Sorry, I forgot to add that I think the price is too high. Am I in dreamland if I value the flat at 750K max?
my approach is to make a fair bid and wait. whatever you think is fair +50-75K MAX is what you ought to pay. it will take some time but if youre not in dreamland, you will get a call back within 6months.
50-75K is merely casting things from percentages. what i mean is pay no more than 10% above what you think is fair. just my 2 cents.

"pay no more than 10% above what you think is fair" ... huh??? Why pay anything at all above what you think is fair, unless you're wildly bad at figuring out what you think is fair? Do you mean that in some cases you should bid less than what you think is fair?
5-unit condo: wouldn't touch it with a ten-foot pole. Unless you want to pick up 25% of the common charges for each other person who stops paying his. And not just current common charges, but all future assessments and increased charges, this being a fairly new building that hasn't yet experienced capital projects. And even without that, things like maintaining/rebuilding the expansive corner facade and the roof get split between only 5 people, max.
Additionally, if you proceed, determine what the full unabated taxes will be (I'm assuming from the omission of mention on the listing that the taxes are abated for a period of time). That's the number you should include in figuring your monthlies, and that's the number you should include in determining what someone else will pay to buy the apartment from you later on.
nah, i just figure that what one considers fair is always biased lower -- smae is true for the seller. old saying ir RE is to pay up a little more if one really likes the place. Not stinking 30+ percent more and beyond like so many submit too.
that old saying was said to me by a neighbor who has made a lot of dough off RE.

106th near Broadway is fine, but it gets a little funky towards Central Park West and Amsterdam, in my opinion. (Does anyone still say funky anymore? I'm old!) In twelve years it could be great, who knows.
