I hear white bricks are less expensive...What's the the market per sq ft price for UES un-renovated 2 BR 2 baths that are in the 1200 sq ft range?
I would not pay more than $950 per sq ft in this market unless a very high floor with terrace...
You'll get the best bang for the buck in 1950's & 1960's buildings be they white or red brick. In those days they didn't skimp on sqft. and apartments had lots of closets. By the 1970's builders began to shrink the sqft.
The UES not my thing but it looks like such listings are trading around $850 an actual sq. ft. (not "stated").

w67 how come not at 500 p/ft yet?
We always knew that w67thstreet was talented. But we didn't know he was also a contributor to the NY Post. Look for yourself:

Though somehow they're trying to sell Manhattan house for much, much more. Of course, doesn't sound like they've really been successful...
Ali- Are you seeing solds in the $850 range now? I have not seen that. I would be happy to find a post war 1200 foot apt with great light in the back of a building facing an avenue or in the front on a midblock setting for that price. I have not yet seen that. Did a year ago however.

Interesting. More "news from the front". Any bears want to use statistics to shoo this one away? Another real buyer/renter who is NOT seeing the doomsday pricing. Inonda? W67? How long will we wait before we see those predictions?
