Refi closing costs

How much should refi closing costs be for a condo in manhattan. The loan amount currently is $467k. I would assume 5k but coming out higher. Any estimates and things to look out for would be appreciated.
a2deuce, shouldn't run you more than $6k - it may be coming out significantly higher if they're including mortgage tax, which gets waived on a refi as long as you're doing a CEMA.
If you're not doing a cash out refi, then a streamline refi is the way to go. It's cheaper and most of the time an appraisal report is not required.
With all refis, as a mortgage broker in the wholesale division with Wells Fargo borrowers are getting rebates that go to paying closing costs. And closing costs shouldn't be more than 5 k.

I refi-ed in February with Wells Fargo for a similar loan amount on a condo in NYC. I think i was quoted around $5-6K. Actual cost was $6,650. $3380 for title, $700 to old bank for assignment, $150 to lawyers for assignment, $750 for appraisal, $850 for legal, then a bunch of fees up to $400 for processing, underwriting etc.
Wells Fargo did not rebate any of the fees for me.
You probably went through the retail division.
