If you plan on proceeding with signing a sublease on apartment 7L please read the sublease carefully. My application on this apartment recently fell through when I questioned the owner on a few provision in the contract. The contract stipulates the lessor needs to agree to a number of documents (Overlease, By Laws and House Rules) though when I asked the owner to provide these documents she refused. Also, be careful about a provision that requires you to pay for extermination fees including for bed bugs. This provision is legally void in New York City as the owner has to pay for such fees according to Warranty of Habitability Clause. Her insistence on this provision made me wonder if the apartment has a history of dealing with bed bugs. Again, read the sublease carefully and do not be afraid to make reasonable queries before you sign.
