Just curious if any banks out there are still doing stated loans for people who are self employed?

yes, with 50 percent down payment requirements

Yes, I was told with 30% down. I think there are two or three in NJ and NY. Contact Jack Kasavi jack@panamloans.com

Yes, HSBC is doing it. You must become a Premiere customer (aka keep $100K in your account at all times) or the rate increases .25%. 10 year arm that adjusts to 2pts above prime. Not sure what the minimum down is...

So what's the idea, how much of a down payment the borrower must make before the lender has to close his eyes and guess on the income?

With at least 30% down I think the lender is pretty safe with these loans... I am wondering if it is worth paying the extra money to lock in the rate or risk waiting 2 more weeks until closing

because borrowers lie is that the answer you want to hear riversider. my question is is it worth it to lock in a rate?

I have worked with stated income and stated loans for the last 15 years and found them wonderful. They are impossible to get now.
Yes a "couple" of mortgage brokers promised me a stated loan- I had over 60% down. But it turned out that i needed to present to the bank a substantial amount of liquid assets ( in my case between 90,000 and 150,000) at the moment of applying for the loan,so i never got it and lost my chance on the apartment i wanted to buy. It didn't matter that i could have collected the sum "after" the sale of my current apartment. The bank wants to see that money at the moment of applying for the loan, and reflected in multiple statements.
