Rental at 2300 Frederick Douglass Boulevard

Is this your apartment as I thought you wanted to live there? Also I believe rental prices up there are around $30 psf which would be about $3100 per month for a 2br apartment.

NYCMatt: While the price seems perhaps a little high, I have to say that I find the building comparable in quality to Archstone buildings, which I've lived in a few times. The cheapest 2BR in an Archstone in midtown is $4,600 for a mere 962 sq ft with no view, all the way out on 10th Avenue. Given the walk to the subway from there, the extra space, the central air (the Archstone has PTAC), I'm not sure it's too far out of line. I'll bet it fetches something like $3,000-$3,500.

Midtown is not Harlem.

The market disagrees with you, NYCMatt. As MikeV said, the market around $30 psf. And as someone who knows the Archstone building well and lived in Midtown West for many years, I can say that $3,000 seems a reasonable price point and worth the tradeoffs. From this building it takes me about 12-15 minutes to get to 42nd and 8th. It takes about that long from the Archstone, too. And Columbus Circle is far more convenient from here. The FDB corridor is actually really nice, nicer than the low 40s anywhere near the Port Authority.

So I'm taking it that you're just a bigot.

Forget the Archstone in midtwon. Look at tAvalon Morningside (which is REALLY on the Harlem side of the border on he on 110th. It charges 20% higher rents.

TOP is on the high said, but in-line with rents for other new apts on FDB from 110th-125th. You personally might not pay that much, but the market is what the market is.

There are people from Kansas city who would not pay $1600 for the identical apartment on Park and 64th or meatpacking. Its there right to not pay Lenox Hill or Chelsea prices, just as its your right not to pay Harlem prevailing prices.

Actually, we are moving from THE AVALON in 110st to 2300 FDB and though I can tell u that AVALON is a nice building APEX is superior and a 2 BR apt at AVALON (without a terrace) is 4700$, so the price of APEX for a HUGE 2br is very well priced at 3900. NYC Mat i think that your comments on Harlem are about 20 years dated. You should stop around the FDB corridor.
