Is this broker stretching the truth?

Discussion about 545 West 111th Street #7H
8H vs 7H http://streeteasy.com/nyc/sale/620418-coop-545-west-111th-street-morningside-heights-new-york 8H asking $325,000, 7H asking $509,000. 8H calling itself a studio and saying 600sq ft. 7H calling itself a 1bed+ and saying 740sq ft. But both apartments are on the same line, so should have same sq ft. Maybe some broker missed and ethics class along the way?

There are plenty of buildings where despite being in the same "line" the layouts are slightly different and square footage is larger (e.g. if you get above or below some type of intenal obstruction. If you look at the layouts the bathrooms are in different places so I think these are different layouts and not stretching the truth...

The floorplans for both of these STUDIO apartments look the same size.
So, I still assert that someone is stretching the truth.

Wishful thinking asking for over 50% more for a equivalent apartment on a lower floor!
