Saw the fourth-floor unit with clients yesterday. Haven't read the financials lately, but I think the SE figure of 59 apartments is a little overstated due to combos. Bike storage.

The building is what it appears to be. AAA location, pre-war, reasonable maintenance for the area. Apartment (there's only one for sale so you are likely speaking about 4D) has a good layout. IMO it is priced correctly to sell. It is unlikely to remain on the market very long. Pricing takes into account a discount for being on a lower floor than the apartment in the same line on a higher floor that is already in contract and for market correction since 2007. Good luck. I think it's terrific.
