Apartment for sale now has tenant. Discount?

Discussion about
The unit (~2008 construction) had been owner occupied. I am worried that the apartment is going to suffer significant wear and tear. Is a discount warranted?

How is wear and tear any different than if the unit had a previous owner and not a renter. The real issue is whether the unit is delivered empty or with a tenant.

The owners had taken really good care of their purchase. Worried that a tenant is not as soft on the apartment. Is it difficult to remove the tenant?

A standard lease states that if the unit changes hands, so does the lease.

move on - or ask the owner to put some money in escrow to repair anything the tenant damages. WTF do I know? ask a lawyer.
