Well, you had two years to snatch this one up. Now it's off the market after a 38% price reduction. Kyle - Way too much dining room and servant quarters for my taste (and for my staff). Would it be too gauche to extend the living room all the way north, and then combine the dining room and pantry? I'm also a little confused by the two bathrooms between the foyer and the master wing. I guess if you close off the big bathroom's West wall so that it is really just for the master it would make more sense (than having a backdoor for those using the libary...

For my $15m this is more my speed

Am I losing my mind, but is the second to last picture in the 211 CPW listing a fake? This view from the park is...well, impossible. The park begins are 59th St. and the Bloomberg building is on the East side at 58th St., Citigroup further south at 53rd and the empire state building aligns the Park???

Seriously, was this photoshop-ed? Also COMPLETELY different from the first park view picture they show, which is accurate based on the building location.

I want to see one with a huge SINGLE outdoor space, or two that are connected to each other by stairs. Like 1000SF plus outdoor, plus a sick apt. I await your submissions!

Could be the view from an east facing window, with the camera pointed south & a wide angle.

dwell: Exactly. In the lower-right corner, you can see the western wall of Central Park, running at an angle that makes it clear you're looking southeast from an east-facing window.

Well done, everyone! Enjoyed ogling all the posted properties.

In the River House apt I posted, I would swap the current library and master bedroom. Then I'd install magnificent sliding doors between the three public rooms so there could be an unbelievably grand space for amazing parties in the dining/living/library. The little maids rooms would become my much dreamed of separate rooms devoted to (1) gift wrapping, (2) camera bags and photography equipment, and (3) luggage. Wonder if the board would allow 99% financing?

So basically floor plan porn is simply about large apartments with outdoor space. Exciting. Next we'll hear from inonada about how he could rent one of them for cheap by using his "hey buddy" line on negotiation.

love the post and love the layout of the river house apartment. When I move in (and gut renovate) you will be first on my guest list. That is one of the most beautiful places I've seen pics of. Going to have to keep the maids rooms as is. This is one heck of a place to clean. I'm going to need additional sevant quarters when I move in because I'm not even going to wipe myself anymore.

Hobson!!!, I'm done...wipe me.

My favorite subject.

In my fantasy real estate search for my dream apt a couple of years ago, I was originally considering making a low ball offer on the Belafonte/Disney full floor at 300 WEA.
I decided to pass up on that - didn't want to deal with the year-long totally gut renovation.

So then my attention was diverted to this beauty:

If you can find the original listing, you'll see it was hideous. Carpeting and heavy drapery. They did a full reno - or a great cosmetic one with staging. Sadly, some hedgette got it for around $11mil.

My other option at the time was next door at the St.Urban, but the floorplan is gone. It met every single need for every person in my family.

I thought I had seen the final sale was over $11mil. Something must have happened there. Not to mention that despite my fantasy bank account, I would never have passed the board there.

Mind you, it's not that I'm just ogling huge expensive apartments. None of the layouts at 15CPW or even 535WEA worked for me, nor did any available apts in the Beresford or Majestic.
Although, Sting's did have some possibilities, but it was on the 2nd/3rd floors. Meh.

So the search continues. 40 Riverside looks interesting, but I'm not up for another full renovation.

Given that KW started this with a Beekman Place listing, I'll contribute with a Beekman Place listing. I'm not a big fan of the neighborhood in general, but it contains an apartment that ranks architecture-wise at the top of my favorites. The fact that it was the private residence (aka research lab) of the old dean of the Yale School of Architecture probably had something to do with it. Basically, you'd be living at a residential version of the MoMA if you're into that sort of thing.

The apt was built as an add-on 3.5 levels on top of a townhouse overlooking the river w/ 3000 sq ft indoor and 5 terraces. The floorplan is hard to follow as there are 17 different micro-levels. See the thumbnails at the bottom of:

For those of you lusting on this one, it's only available for rent as this is a rental building. Last time it was on the market (late 2009), it had a $15K last ask. If you were inonada and knew how to negotiate, it could have been yours for $13K with a multi-year lease:

That old listing at 834 Fifth seems decent for a small place to hang your hat or sleep. However, if I was on the market now for my main residence to occupy for the forseeable future, I think this townhouse may be the only one available that might do:
