Yes we will, it's part of our natural cycle, similar to the summer slowdown. There certainly is a need for more quality inventory, 2/2's in the Village or for that matter downtown are needed to satisfy the demand. I would suggest logging onto www.urbandigs.com to monitor inventory in real time. The current economic uncertainty must also be considered; will it keep sellers from listing? I think it will keep some on the sidelines, I expect more of a trickle than a flood of new homes coming to market.

I don't get why everyone is acting like there is so little inventory, there is tons of stuff on the market right now.

What's the big deal?

Chances are you don't see what you want in your price point, because your expectations are too high for those $$$.

So either raise your price point or get over it.

Ya think I need to go to 1.7 for a 1200 sq ft 2 bdr on the UWS? I wish I liked brick walls. I have enough cash to buy a couple of these. but that's nuts. One of two acceptable apts in my range, broker told me that my income was inconsistent. Cash to buy a few, cash to pay for maintenance for double the optimistic view of my natural lifetime. Give me a break. Two bdr condos on the UWS. nada, they go in a day. 1068 sq ft for 1.59. Sheesh, who are you? I am floating in caah. I never lose money. I could play golf every day, and not earn anything. hope all these coop snobs lose everything. wtf. I'm up 200k in the last two months or so.\

CC, LOLOLOL. BINGO. MY INCOME IS INCONSISTENT. Hope she sells it. Nice lady. why didn't she tell me that after I gave her my entire financial layup. Why did I have to wait a few weeks til the man came back from honeymoon? and then another couple of days.
with all those over ask bids, supposedly. My bid was perhaps low, but my financials are impeccable. It wasn't a question of the offer. I was inconsistent. Nice to know that I can't lose a job, and then lose everthing. LOLOLOL. Funny how it's now close to 130 days. Bingo. Should I sell a bit of SDS? gotta go. She didn't ask me to raise my bid. I was just "inconsistent in income".

my real time ticker shows 455 new listings coming to market over past 7 days, 133 yesterday, 51 so far today but we still have 2-3 updates left in the day..1,181 to come to market over last 30 days, up from mid 900s last week.

Urban, maybe my emails from SE got jammed. I'm not seeing anything. UWS huge price range. I'm thinking two new listings this week? And I'm paying 10 bucks a month.
Urban, what am I doing wrong/ No BLVD's. They should add a negative to SE.
Two bdr UWS not on floors 1-4 (actuallly not even higher) but to make my point, 1.5 bthr, no boulevards, nothing north of 96 at CPW, nothing north of 116 at RSD. nothing south of 66th.
I think I had two hits this last week. Both facing brick walls.

Falco, you missed the added advantage of being practically next door to the Islamic Center. Right where the bus turns the corner north onto RSD. Almost as good as walk to shul.

Any updates in real time? What was the open house environment like this weekend? Quality of showings? Numbers/enthusiasm of shoppers? Pricing?

Hey, where is West67? I thought we might get to that 500 per square foot pricing sometime soon? Here are buyers more or less looking for an apartment where you are saying "they go in a day". Does that sound like an indicator of prices going down or up?

if you can't afford, can you get your wife to do a few more rectal exams in the next few weeks to make up the shortfall?

Your bid was too low and this broker wasn't being honest. inconsistent income. like saying "it's not you it's me" to a girl you don't want to date.

"she didn't ask me to raise my bid". why would she? she got a bunch of other offers, why waste time with the cheapskate who's "floating in cash".
