600-700k 1BR

Hey guys, need some knowledgeable street easy people to help me out with this... I'm currently looking for a 1BR between 600-700k in Manhattan, close to a subway station, not too far west or east. (I work in midtown) I'm looking for a newish development and have stumbled on 212 E47th and 350 West 42nd. Any thought on these buildings? or other buildings that match would be appreciated.

For the price range you are looking at in 350 W. 42nd, you are not going to have a lot of light and will probably be facing 42nd st. The 1BRs with better views/light are in the 800k range. The building is nice, the gym and roofdecks are great, but the location is not so great - pretty much right across from Port Authority.

If you are willing to take the subway there are lots of apartments in FiDi that fit that description...

I have a good friend that lives in 212, they are happy there despite buying at the top of the market. It's really in the heart of east midtown but close enough to walk east and down to murray hill etc. I like the vibe better there than West 42nd, I think it really depends on the neighborhood you like.

There is a lot of value on the UES. If you are young (under 40) you probably don't want to live up there and that is why you get more bang for the buck imho.

@ Creel and Jish- can you guys point me in the direction of a sample building that fits?

@omega- I agree that the location is not ideal in that location...

I own, and wish to sell (without a broker, at this time), a very spacious (approx 940 sq ft) 3.5 rooms 1 BR with a large balcony. It is in a modern post-war co-op (but is not a "newish development" as you indicated you would prefer). The price is within the range you indicated. The aptmt is on a fairly high floor, has walls of windows, an open view, and gets great light. There are many closets and a large foyer as well as a separate dining area. and there would be plenty of room for a home office, if you so desire. The 24-hour doorman, well-staffed building has central A/C. The lobby, halls, elevators and roofdeck were re-done and look very elegant and modern. The aptmt, however, requires some renovation. The location is only half a block from the 4,5,6,N,Q,R subways and a block or 2 from several bus lines. It is on the border of the Upper East Side and Midtown East, is walking distance from midtown, and is close to Central Park and lots of restaurants and shopping.

Looks like the Talking Ape series has branched out. Next will be Talking Ape Criminal Intent, which won't do so well, and then Talking Ape LA.
