Your Exclusive Listing Agreement specifies the 6% or 5% or whatever. Your broker could agree to less if there's no buyer's broker, but I don't know how often that happens.

report abuse 6% for the broker.? 5% ? and if i get them to agree to 5% , what if someone comes with out a broker does the commision get reduced to 4%

Easy to find a broker that will take a 5% commission. The question is whether you want someone representing you that is such a poor negotiator that they'll cave just to get a listing.
