Discussion about 100 West 18th Street #3B2
I don't understand how they get this square footage? Are they counting the balcony? If it was really 1500 sq ft would be a great 2 BR conversion, but there's no way there's more than 1000 sq ft usable inside space

The first sentence of the blurb is "Shimmering Chelsea Showplace with Fabulous 521SF private terrace (1579SF including terrace)!"

The 1058 interior and 521 exterior probably come from the sponsor's architect, with the calculation method disclosed in the offering plan and condo declaration.

The agent's attempting to get the place to show up with a less expensive price per ft².

Gotcha - I kind of stopped reading the descriptions since photos and floorplans are a lot less misleading, but on this one it would have helped. Thanks for the catch

Freebird, forget the floorplan/broker numbers thrown at you. Go visit any interesting place and make your own conclusions about layout/size...whatever. Many floorplan square footage calcs "provided" are way off.
