Building manager fee

We are considering an apartment begin shown to us by the building manager who is acting as the representative of the owners. He has told us that he will get one month's rent as his fee...as opposed to a 15% (or so) commission if we were to get another apartment in that building using an agent. Sound ok? If an agent showed that same apartment and it was rented by the agency, does the bulding manager get anything? Thanks!
