2009 Williamsburg 2br: $575k -> $710k

Friend I know paid $650k in 2005. 2 years ago, a similar apt next door sold for $575k. They were worried. Well, this week, that same guy got an offer for $710k. He got paid $135,000 cold hard cash just for apartment sitting. Who needs a job when you can be an owner? In the middle of a so called "recession", no less. I can't believe anyone is stupid enough to rent.

dealboy, not that great of a deal when you do the math. Take out $42k for the broker fee as well as other closing costs, you're looking at a net profit of between $50k-60k depending on whether the purchase was new construction. That's a return of ~5% per year if my math is right. Not bad compared to most in that time period I think, but nothing to get super excited about either.

ok. so he paid at least $603K with all closing costs, he sold for $653,000 with all closing costs. that means that if he was lucky, he made $50K on $115K down payment + $29K in closing costs. that's 33%.......

now take the (monthly cost of his apartment (minus the tax deduction) - what he would've paid in rent)* 24 = .....

if he paid $1000 more to own then rent per month, reasonable assumption, the actually made $26K on $144K. still impressive, but now only an 18% return. at 9% for such a high risk investment, i'd rather keep my money in a 2% CD for 2 yrs.

ab, yeah, but where are you seeing a 2% CD these days? 2-3 years gets you what, 0.5%?

CD rates are so low now, it almost isn't worth the paperwork. I was going to do one of those online ones, then I calculated the actual $$ difference between than an my ING money market, and just gave up.

Even a half percentage difference (it was lower) on $100k is $40 a month.

swe, maybe worth looking into this. Much less of a hassle to open an account. Rates were higher when I first opened, but it's not bad for what it is.
