Although it is tough to tell without knowing the exact situation (e.g., squarefootage, the quality/extent of the reno they seem to have done, etc.), it does seems quite abmitions, doesn't it?

But I think the 2BR/2BA resale market in Manhattan has been going quite strong in the last 6 months, despite the economy (supposedly due to couples, empty nesters and families "displaced" to the boroughs/LI/NJ previously, trying to move to Manhattan). So, perhaps the flipper of this property is hoping to ride that wave?

After all, the location is fantabulous, and the space seems to be excellent. Maybe this property was going for, like, $2.5 mil back in the day???

I saw this place, great neighborhood, mediocre apartment. Has that older vanilla rental unit feel to it.
Outdoor space photgraphs much nicer than it actually is.
Second bedroom as constructed or any proposed newer one renders the dining/living room (or new term "great room") odd and small.
Was worth no more than $1.3 to me at the time. Didnt love it. Appears new buyer(current seller) doesn't love it either, looking to get out and cover closings/commissions.

Plus, terrace off of bedroom nowhere near as nice or convenient as off of living room.

Well, that's what owning is about: getting paid 6-figs to apartment sit.
Renters make dreams and retirements come true.
The lone exception was buying in 1 or 2 specifics years recently.
The other 98 years out of the last 100? Bonanza!
