How much to combine / renno? (140 W 69th)

Discussion about 140 West 69th Street #108/109B
Looks like a great potential floorplan and nice location for the price but the big question is how much this would cost all in. Rennovation experts: estimate how much to combine and execute to mid-end finish standard? Looks like you need to rebuild all kitchens and baths from scratch, redo walls, convert hall space into interior space, etc.

I'm confused by this combo (which I haven't seen IRL)... so your resultant master bedroom is nine feet wide?

No. It's in the back with a marginal view. The hallway and closet bought at 300 psf would come to maybe another 25K. Look at the one below that is in contract where three studios were combined with the preferred view for this building. The Mt on 106 below is $200 per mo. less than the one posted. Maybe fewer sf, but a better use of space.
