What do you think about this apartment? It was newly redone. What do you think about the floors - do they look like hardwood or emgineered? What about the price. Does it seem too high for a 4 floor walk-up? The building does not look very appealing from the outside. Thanks!
for a 1 bed walk up in midtown? waaaaayyyyy over priced

Agree, is pricey for a walk up and the outside area looks a bit beat up. Maint is also pretty high for a 1 BR.
Roof deck is not accessible from within the apartment - not even sure if it is considered part of the aqpartment or is "building amenity" - notice the previous elliman listing doesn't even mention it. Way too high a price for a walkup

That's about right. I looked up the streetview and not pretty complete with fire escape. How amazing is the original ask at 810K? Then again it has two bathrooms and a laundry room, but three flights up not including stoop out front.
But that would make it $400/sqft... That would be pretty cheap.
It's go alot going against it and by the way, can you even get financing for this? I think that would be the main concern for most.
heres a 1100' 1 bed 1.5 bath in a nice building, with a doorman and renovated that sold for $715k another one offered in this building around same price.
why would anyone waste their time looking at this one when the it is listed at $750.
if it was listed at %600k it may get a little interest-- if anyone liked it, a $450 offer would seem fair.

looks like they dropped the price after our comments.. unfortunately $55k drop probably still won't be enough to garner attention..
again- probably should list it at $600 and hope for $450k.
a) There's no way this thing is 1,100 square feet.
b) Who are they kidding with the 7' wide "second bedroom?"
Nobody has commented on the area. It is a very nice tree-lined block. Very residential and quiet--yet very close to the 53rd/Lex area with all the restaurants, shops and transportation. Locationwise, I would think most would find this one far more desirable than the 440 E 57th "comp" noted here (unless you still "believe in" Sutton Place).
$400/SF seems highly unlikely, although the current price may not necessarily make sense for a walk-up with no amenities. It's not Washington Heights...
Those 20'-wide floor-throughs make good one-bedrooms, but tough to squeeze in more than a very narrow second bedroom. They're usually three windows wide, so you can't split the one big bedroom down the middle.
As with this one, built 20'x60', you get two big rooms, and lots of room for baths/laundry/kitchen in the middle, along with the stairs.

report abuse I see that pretty much all of the recent postings by Brooks2 are in Sutton Place, Beekman, and Yorkville. That explains a lot - not exactly the most desirable neighborhoods in Manhattan.

I commented above. It does not look so hot in street view. The building itself would be better off to get rid of the fire escapes. That way they could pep up the entrance (replace or paint door) giving it some appeal. I still wonder if this listing could get financing as my understanding is that walk ups are being bought with cash as posted on SE recently.
