If one is interested in raising capital from private investors in order to buy residential real estate, where's a good place to start? Who are some useful providers of capital?

Preface: I hope you have experience managing property, because many of the people now trying to raise capital and put deals together have very good business degrees, but have never been into a basement or up on a roof.
If you have never risen capital for real estate before, your first experience should be with 'friends and family' type individuals before you go for institutions, etc. No institution or high net worth individuals who don't know and trust you (and maybe even they) will will want to see your track record before they give you a dime.

If you're 62 years or older, you still may be able to get a reverse mortgage to buy a property. But it must be your primary residence, but I do believe it's ok if you own investment properties.
