Hi, Have come across a seller of an apartment in a building we are interested in via a broker, but seller does not want to list the apartment for sale. New to this all, but selling broker also being a bit mysterious about it. I am assuming the reason for this is that the seller may have tried to sell the apartment before but was unsuccessful, and would prefer not to have the apartment sitting on the market for a prolonged period. Is this a usual / unusual situation? Many thanks.

Have you first typed the address into Streeteasy's system to see if a prior listing was on MLS?

Don't get duped by "hard to get" marketing unless this is truly unique and truly what you've been looking for and there aren't substitutions.

I am viewing it tomorrow and until then don't know the unit number.

If there is a way, figure out whether the seller has to sell. It sounds as if the seller doesn't. Good luck.

I just came across this myself.

seems to be a lot of "shadow" inventory - people who want to sell but won't until the market improves.
