Haven't seen it, but it looks nice from the photos. That part of Wainscott is pretty woodsy and doesn't really feel 'South of the Highway' - still about 2 miles from the beach. But it does look like a great deal, although sq footage is not in the listing, nor the lot size. It is overpriced if it turns out to be 2500 sq feet on a half an acre.

Perhaps the buyer was holding out for a high price and didn't get it. I feel like it should sell north of two, as it looks like a nice renovation. But personally, for less $, I'd rather buy something North in Bridgehampton Village and renovate it myself. Wainscott has little to offer other than a longer commute and higher taxes.

Good Suggestion above, but Wainscott is close to the beach and offers a quite setting. You dont get much more for your money in Bridgehampton Village North. Perhaps more land. The distance difference is only 4-5 miles. I have a few ideas that may work as well.
