For the 201 W 21st listing, $385k was a REALLY good price for an alcove studio in a full-service building in Chelsea. I wouldn't be shocked if there was an accepted offer above ask that fell through or something similar. For $400k, you're not going to find too much that's comparable if you want a true alcove, and there are more renovated same-line listings for $459k and $525k. You can do a lot with $60k in a studio....

For the second listing, I see price adjustments the day after listing all the time. Seller had a change of heart, broker jumped the gun.... Too bad for them it goes on record.

Do you see two sequential (upward) price adjustments all the time as well? How about after the same unit changed hands for substantially less not two months earlier?

Two price increases, 237 days on market, same apartment three floors lower went for $870k one year ago. Oh, and saved by 2 users.

Do sellers/brokers think that nobody sees this? I say yes, given the time they have been kicking around as stale listings. The Sofia had it's day. Now there is much more in Condos in the area that it doesn't hold that distinction that it had in the 1980's. I agree that 400K isn't bad for the studio at 201 west 21st. Sadly, none of the buyers thought so even at 385K. Seriously this is a bad time to sell studios. They should have dropped it to 375K and hoped for the best.

With nothing down (not sure if possible, just doing for comparison) - $3k a month. I have to figure renting it is at least $2500....

400k isn't bad for a studio at 201 W. 20th, perhaps if it's this one, with a windowed bath and 100 more square feet. But the OP listing just shot itself in the foot, I'd say. The two others listed at $459k and $525k only means those sellers/RE brokers are on crack
