Discussion about The Eastmore at 240 East 76th Street in Lenox Hill
Can't believe there's someone asking 800k for a one bed here. Saw the apartment in 2007 when it was last sold - nice reno to the kitchen, but it won't fetch 2007 prices. It looks the same as 2007 and the bedroom needs some renovation and the apartment needs new floors. It's also a weird floorplan - either a small living "area" and dining "area" or one big room. You can buy a nice condo for this price in a building with more amenities. It will be interesting to see how long it takes for this listing to come down to a realistic asking price.

What are they thinking? This nicer, larger apt on a high floor is selling for $150,000 less! http://streeteasy.com/nyc/sale/622600-coop-240-east-76th-street-upper-east-side-new-york
This one's on the highest floor, but it still doesn't mandate a 150k price difference, to your point. The apartment you brought up is definitely much better priced, considering it is MUCH bigger and has the potential to be converted to a 2bed. It requires a bit of a reno, but even with 150k in renos (which is much more than it would require), you then have a bigger, possible 2 bed apartment on a high floor in the same building.
