Diff between SALE SIDE and BUY SIDE volume ?

Can someone tell me what is the difference between SALE SIDE dollar volume and BUY SIDE dollar volume? I used the SHOP FOR A BROKER feature on this site, some brokers have both SALE SIDE dollar volume and BUY SIDE dollar volume next to their name, while a vast majority of the brokers only have SALE SIDE and zero for BUY SIDE volume, what exactly does that mean? Also, how come the total recorded sales for any particular broker under the SHOP FOR A BROKER feature is so much lower than the actual IN CONTRACT sales that are listed in the broker's profile? Thanks
For sell-side, SE has the selling broker's name for with every listing. Once the city reports the amount and location of a closed sale, SE matches it to its listing and adds the amount to the broker's sell-side data. All very straightforward, as it depends on SE's existing system of matching data pulled from the city with data pulled from brokerages.
I don't know how SE gets the name of the buyer's broker for each listing. It must be some kind of patchy self-reporting, given how few of them are reported.
Note that "broker" often means "brokers", as many work in teams. Each member of the sell-side team gets credit for the whole amount.
Maybe somebody from SE will clarify all that later on.
