Leasing and Managing Condo Property

Discussion about
I may need to rent out a condo and use as investment property. Any recommendations for companies that can both manage the leasing and manage the property, and also any idea of how much that would cost? The property is a 2 BR, 2 BTH in the Financial District, brand new construction, approx. 1000 Square feet. I was anticipating renting it out for about $5200 per month.

will could you elaborate in what you mean by managing the property. If you have a full service condo and if you are paying monthly common charges why pay a management company? Maybe I'm missing something here.

Good point, Spunky. Long ago and far away, I lived in a place and had the opportunity to utilize the services of a property managment company that would handle all leasing, landlord-tenant issues, ensure repairs were done (except certain major items and replacement of things), collect rent, etc. I recall the fee was 10% of rent and basically you owned the property but need not have any contact except for major issues (like the ac needing replacing or a new refrigerator). The mgt. company would then in turn cut and send a check to me each month, and I didn't have to deal with anything on a regular basis.

I think what spunky is saying is:
If it's new construction, I would guess that a high percentage of what you requested is already taken care of in a doorman building. 10% seems like a high price to pay to collect rent checks and to call the super.
