We are thinking of buying in Riverhouse but have also heard good things about Millenium and Visionaire although they seem like less ideal locations. Anyone have any thoughts on the differences?
You won't go wrong in any of them. Rangersfan is in RH, so perhaps he will expound, but in my mind the Millenium/Visionaire are a completely different neighborhood, and that's more pronounced than smaller differences, like the Visionaire having better door hardware.

Technically, you can split bpc into north bpc and south bpc. North bpc is marketed more like tribeca, closer to rockefeller playground, library, whole foods, etc. There is a slight premium to north, but as front porch said, all buildings are very nice.
Riverhouse - location is better. But kitchen, bathroom finishes are "cheap." Not much amenities as well. The pool is not really a pool. No waterview deck. They also require much more "reserve fund contribution" at closing than others.
Visionaire - location is less desirable (but depends on where you work). Kitchen/bathroom finishes are top quality. Amenities are great. Roof deck is amazing. Industrial sized grills installed for summer grill. Contribution to reserve is 1 month c/c. Next to the new PS276.
Millenium is older. Also the new PS276 is built right behind. So depends on the floor. Could be less than ideal.
I know these buildings well because I live in NPC. And I have helped plenty of buyers with apartments in Riverhouse and Visionaire.

We can negotiate better with the sales center. Plus you think you may save money by negotiating directly with the sales center, but that never happens.

Sone of this is a repeat of above.
Riverhouse - closer to Tribeca so we know that benefit. Price premium due to location. But not as accessible to subways as SBP. Only a few years old yet hallways and common area feel older. Amenities so/so and finishings are cheap , especially in the kitchen.
Millennium - excellent staff, limited amenities. People tat live there are very pleased with it.
Visionaire - good value for the space. Excellent amenities, excellent finishes in kitchen and baths. Downside is location, but close to east and west subways.

Thanks all. Does anyone know about the land lease situations at each? I know certain buildings renegotiated with BPC Authority but some didn't and the monthlies may still go up pretty significantly over the next several years.
Millennium and Visionaire have better statue views. That plus the fact that Visionaire is rated platinum by Leeds and the other two rated gold.
Mortgage broker and real estate broker here living a block from the Visionaire can get you the best deal with the best rate.

North or South BPC is an interesting debate. I find the south side to be quieter, with less traffic congestion of both pedestrians and autos, while the north side is a bit younger demographic (except for the Hallmark residence for wealthy seniors), and closer to shopping. I agree with streetsmart that harbor views from the southern buildings are better.
