Seller's brokers not responding?

My husband and I are willing to spend $2.5MM on an apartment in Manhattan and when I contact these brokers directly, its either no response or clear lack of interest in showing the apartment. Are they lazy or do they not take me seriously because we aren't going thru a broker? Just curious...

That's so interesting! We have had similar problems as well. Most recently in Brooklyn with Prudential Elliman. I'm not sure what is happening as I thought that brokers would be more excited to show apartments in truly interested buyers in this environment. Very sad as I'm sure the sellers would love to know that this is happening.

they don't want to waste time on individual showings. once the open house is in place, you should go then when the other 50 people come for the 2 hrs that the broker spends there.

While some brokers might be lazy or just bad at their job, I have found that the lack of response is typically for one of the following reasons:

1. The broker is checking with the seller to see if the apartment is available to show at that day/time and the seller has not responded.

2. Something is "up" with the property and they are waiting on the status to get back to you - either a contract is about to be signed, an offer is about to be accepted, etc.

That said, emails sometimes get lost, so it is best to send another. When the second email is responded to quickly, you know it was likely a lost email.

Finally, keep in mind that we are now in the season of Jewish holidays, and observant brokers and clients often go dark for 24-48 hours.

Just be persistent and you will likely get your appointment.

When are you asking for appointments? Our firm accommodates every potential buyer, represented or unrepresented, but I have found that clients without brokers are much more likely to call in the morning to try to get an evening appointment, and then be astounded when I say that the seller (or possibly, the current tenant) has asked for 24 or 48 hours' notice before a showing.

Now you want to know...what's with this property? what's with this broker? Why won't they call?

2.5MM to spend and now you want to see it bad.
or maybe...lazy like a sloth. In that case be prepared to do most of the work.

Why do not you get a buyer's broker who will give you some refund as well? Try Keith Burkhardt. Beats me why someone will not use a buyer's broker as you get do not get a discount from the seller for not using one.
