tommy, they live all around me from about west 137-167th st. actually, they're even moving east of 157th now.

and I agree, bushwick seems to draw the artists too.

Agree with the other comments - Bushwick and northern Manhattan are draws. There's also some in Chinatown, Ridgewood, Flatbush.

tommy, don't know if you want to have young starving artists as tenants. i had friends like that back in the day who lived in carroll gardens west/red hook border. getting rent out of them is hard and the mess then leave is.... just imagine. they do end up gentrifying the neighborhood, but with Bushwick and East Harlem/Hamilton Heights, you'll have to wait and suffer for a signficant amount of time.

ab, you really think hamilton heights is not gentrifying? take the 1 train uptown. watch the flow of young people, strollers, whole foods bags, etc come streaming off at 137th, 145th, 157th...
i actually think the long recession is accelerating the trend - one woman said in her coop interview that she just simply can't rely on her bonus anymore and doesn't want to move off the island just yet so she is taking the plunge. this is probably the 10th time we've heard this same basic reason for moving uptown. so, it's not longer just starving artists but young professionals as well.

I assumed it was attached only to Harlem. I don't think there is an east Hamilton Heights in the same way that east Harlem is a distinct entity from West Harlem. But, now we're getting too literal, apologies if I missed the east/your point.
