Why are there so many sales listings in this building? I see 17 sales listings!! Is there a problem with the building? Are maintenance fees scheduled to increase? Is there a ground lease and is the lease expiring, and will the lessor want the land back?

I live in the building. No problems. It is a large building with 420 apartments so the percentage is pretty normal. Also, its mostly 1 bedrooms so when people get married or have a child they often move.
No land lease and typical maintenance fees.

Im sure that is one possible reason sma10022. But, Im sure it has to do with PHASE 3 of the SECOND AVE SUBWAY.

Considering the timing planned for phase 3...if it ever happens...most of us will be long gone.
Also, don't confuse listings and actual apartments available. Lots of double postings happen and after they close, they linger on here.
