I see that there are 17 sales listings at The Brevard. Why is this? Is there any problem with the building? Is it on a ground lease? Why the huge desertions? Any input on this would be useful. Thanks!!
I lived there for 5 years, moved out 2 years ago. The building was great, from 2005-2009 we did not have any increase in maintenance. There are 400 units, and am almost certain that all are 1 bedrooms and studio. Therefore as with us, when it was time for a bigger place unless we bought an apartment next door and paid double maintenance we had to look elsewhere.
We really enjoyed our time in the building, the neighborhood, which could be loud depending on what floor you live on has tons to do, and many subway lines to take you to just about any other part of Manhattan. And if you work in midtown, as I do, you can walk to work.
PS..there is no land lease as far as I know.
I live in the Brevard. It's a great building. Very well maintained. Friendly doormen. I have no complaints.
The pubs between 51st and 53rd street attract an annoying crowd, but, they're a block away, so no biggy.
