There are 3 apartments available all with the same floor plan all with a similar asking price: Apt. 17D $1,999,000 on and off the market since 2/09 Apt. 3D $1,999,000 on the market since 5/11 Apt. 2D $1,975,000 on the market since 4/11 I would appreciate insight on what these apartments should ultimately sell for.

nice find! always fun to see how neighbors undercut each other.

look at 17D asking price history. the owner doesn't really want to sell imho, so it'll become one of those permanent SE listings.

ultimate closing depends imho on whether wall street begins layoffs in earnest, how EU crisis affects stock mkt and urgency to sell of 2D and 3D.

I'm guessing that none of the sellers really want to sell. Based on the assumption that the sellers really want to sell, my prediction is the following:

Apt. 17D $1,800,000
Apt. 3D $1,650,000
Apt. 2D $1,550,000

It's tough, but they seem overpriced to me.

The sale of 16D seems like a ceiling on prices, given that the market has softened and 16D looks like it was in mint condition. (http://streeteasy.com/nyc/sale/407497-coop-799-park-avenue-upper-east-side-new-york) In order for the buyers to make any of these apartments the equivalent of 16D, they'd have to put in at least $300k, if not more. (#8D seems to be in a league of its own, given the level of customization involved.) Here are some spitball estimates:

Apt. 17D: $1.65
Apt. 3D: $1.55
Apt. 2D: $1.55

Off topic: 8D's kitchen seems a perfect example of timeless styling. May not be your thing, but it has been in fashion for 90 years of apartment living in NYC.

Kylewest - I agree with you on the kitchen. Also when looking at the kitchen 17D it is not in keeping with the apartment and although only renovated 5 years ago (around the same time time as 8D) -it looks very dated. 3D's kitchen is a bad "home depot" kitchen with faux Corian and I would think anyone who purchases the apartment with need to replace it. Also the bathrooms in 3D are in "good original" condition. Having just renovated an apartment in a similar location, I estimate that 2D / 3D will need at least $300K (and probably more like $350K) of work including a new kitchen and 2 new baths. 17D will need around $150K for a an update throughout.

Problem is that 2D, 3D and 17D are looking at 8D as a comp when they should be looking at 16D. Until the owners decide they really want to sell or at least one of these apartments trade, they will all languish on the market as they are over priced.
