inpection common for nyc apts?

Discussion about

Is it common for the buyer to request inspection of NYC apartments before going into contract? Do buyers normally put in an offer that says "subject to inspection" or do buyers bring that up AFTER the offer has been accepted? Any advice would be appreciated.

Not generally done unless you are buying an entire building.

Very much done when buying a unit in a smaller building. If < 30 units, I would absolutely insist on one - not only the unit, but insist on access to the roof, heating system, basement and/or sub-basement, etc. In NYC, inspections are usually done prior to contract in contrast to other states in which I have experience.

If you think there may be an issue (either based on visual clues in the unit, being on the top floor, suggestions of issues in the minutes, etc.), it can't hurt to do one. I'd probably do it pre-signing OR put it as a contingency, but if you don't raise it until post signing you have no leverage even if the inspection turns up a big issue.
